Association and By-Law Highlights
MEETINGS
The Association holds a minimum of two Owner’s Meetings annually.
They are;
- The Annual Meeting – held in conjunction with Springfest
in Ocean City (early May). This meeting is held at a local meeting
site or hotel and will include budget information, Board of Directors
election and an extensive Maintenance & Grounds Report.
- Owner’s Meeting & Picnic - held in conjunction with Sunfest
in Ocean City (late September) -a much less formal meeting held on
the parking lot followed by our annual picnic.
BUILDING REPRESENTATIVES
Each building has a Building Representative on the Board of Directors.
These individuals are to assist unit owners with condominium-related
questions and problems. Feel free to contact them as needed. You can
find the names, phone numbers and email addresses of the Building Reps.

bulletin board on the wall of the “pool house”.
CONDO FEE PAYMENT SCHEDULE
Condominium fees are currently $115.00 per month collected semi-annually.
Fee notices are mailed in January and July. All fees should be sent
to the mailing address of the association. Late Fees and Interest charges
will be charged monthly for all delinquent fee payments.
“HEAT CHECKS”
Owners are required by the By-Laws to maintain a minimum temperature
of 55 within their units at all times. They also must provide the association
with a set of keys for entry into the unit. These keys are kept in a
safe and are used for the monthly Winter “Heat-Checks” and
emergencies only.
A minimum of three times each winter members of the Board will enter
each unit to verify that the heat is “on”. The schedule
for this is announced in September. This proactive measure has allows
us to identify potential problems and has helped to prevent major water
problems caused by freezing pipes. It also helps with our insurance
rates!
The Board of Directors also strongly recommends that the water be shut
off at the main valve when the unit is not in use – especially
during the winter months.
1. For individuals who are found in
violation of the policy
– unit found without heat [heat and/or power not on]:
- 1st Offense – Heat-Check slip left with notification at the
time of inspection.
- 2nd Offense – Unit owner informed via phone call and/or letter
of repeat violation with a warning about a possible fine for a 3rd consecutive
offense.
- 3rd Offense – [and beyond] - $50.00 fine

2. For individuals who have
not provided working keys
for the Heat-Checks:
- 1st Offense – Letter sent by Vice-President in charge
of coordinating the Heat Checks to the owner(s) reminding them of
the by-law requirement and requesting keys be sent to the Association
within 21 days.
o Letter to include an explanation of the Fining Policy
o Phone call by VP as a follow-up
- 2nd Offense – Certified Letter mailed to owner with
a warning that they have 14 days to provide the needed keys for the
next Heat-Check.
- 3rd Offense – [and beyond] - $100.00
fine assessed
Money raised by this policy will be recorded as a separate line item and
may be used to pay for the use of a locksmith to enter the unit(s) as
deemed necessary by the Board of Directors.

HOMEOWNER’S INSURANCE
Unit owners are required to possess individual homeowner’s insurance
to cover their possessions. In addition, the association recommends
that each unit owner carry a $5000 “Loss Assessment” rider
on this policy [Most policies come with a $1000 loss assessment included].
This will protect the owner for damages caused to other units should
a mishap occur.
NEWSLETTERS
Jockey Beach publishes a newsletter approximately 5 times per year [January,
March, May, August, October]. Each will contain reminders and other
items of interest regarding Jockey Beach and Ocean City.
PETS
Only owners are allowed to have pets on the property.
Tenants and guests
are not allowed to have pets.
Pet owners are requested to use the dog-walk areas located at the east
end of the “Derby” and the west end of the “Preakness”
and MUST clean up after their pet(s). Also, please be aware that Ocean
City has a leash law and pet curbing ordinance when on public or private
property.
SWIMMING POOL
The pool is open from Memorial Day Weekend through Labor Day with lifeguard
service. The hours of operation are 10:00 Am to 6:00 PM May through
late June and 10:00 to 8:00 for July through Labor Day. The pool will
also be open, without lifeguard services, for the first two weeks in
September.
EXTERNAL APPEARANCE
According to the By-Laws decks are “limited common elements”
and are subject to all regulations established by the association. If
considering any alteration to your deck area you must
first get approval
from the Board of Directors.
BOAT SLIP AND BOAT TRAILERS
Boat slips are individually owned and are for the use of owners only.
The finger piers are Private Property and are for the use of slip owners
and their guests only.
- The use of auto tires as boat bumpers on the finger piers is not allowed.
- Marina regulations for the State of Maryland apply to the boat slips
on Jockey Beach property. It is unlawful to throw a lighted object onto
a boat or into the canal.
Each year the Board makes an effort to identify the slip owners who
are willing to rent their slips weekly or for the season. Contact the
Board President if interest in renting your slip or looking to rent
a slip.
The northwest corner of the parking lot has three sets of spaces specifically
designated for boat trailer parking. This area is clearly marked. Trailers
are to be parked, within the yellow lines, depending on their size with
the largest trailers parked on the extreme western end and the smallest
ones to the eastern end of the area. ALL trailers must be registered
with the association. Procedures and forms are available on the property.
Any trailer not registered or improperly parked may be subject to towing.
Other reminders
- The parking lot is for private, non-commercial vehicles.
- No outdoor cooking is allowed on condo property – this especially
applies to the use of grills on the decks. This is a fire code violation
and is subject to a citation and fine.
- Children should not be allowed to run and/or play in the third floor
halls or on the walkways.
- Walkways, stairways and their supports are not to be used for permanent
or temporary storage of articles of personal property. All bicycles
should be kept at one of the three bike racks made available by the
Association.
- Jockey Beach prohibits the hanging of any clothing, towels or other
articles on the deck railing.
