Board of Directors to Meet on September 6th

To prepare for the Owner’s Meeting and to discuss current and future concerns, the Board of Directors will meet at 10:00 AM on September 8th.  If you have concerns or issues that you would like the Board to consider, please inform your Building Representative so that they can have that topic included on the agenda.  All unit owners will be updated on any issues or decisions made at the Owner’s Meeting & Picnic on September 20th .

The Board will meet again, in early December, to develop the budget for 2009.  Once the 2009 Budget is established, a copy will be sent to all in the January Newsletter.

Update on 3rd Floor Decks

Last Spring, the Board received a report from our architectural engineer regarding the condition of the 3rd floor decks on all buildings.  The overall condition and safety of the decks is fine but the recommendation was made that the Board begin to consider replacing the decking and railings as they are beginning to show their age.  This report was extremely detailed with numerous options as to materials to be used, sequence of replacements, etc.  Board members were all given copies of the report to study.  This Fall the Board will begin the discussion process and begin to arrive at a agreement about how best to serve Jockey Beach and it’s unit owners with this replacement project.  Once in agreement, the Board will then begin to solicit bids from contractors. It is our hope to have everything ready for presentation to the owners at the Annual Meeting in May, 2009.

Labor Day and the Pool

As a reminder… the swimming pool will remain open for your usage after Labor Day [from September 2nd  to the 14th] - without an “attendant”.  Please use common sense & care when using it during this time period.  Weather permitting, the pool will be open from 10:00AM to 5:00 PM during this time period.

“Fall” Cleaning

Before the weather changes and trips to Ocean City get fewer and fewer why not take a few minutes to clean up and “Winterize” the unit.  September is a good time to throw away that broken sand chair or umbrella.  Also look at the bike that you meant to ride all summer but never  did.  Is it worth keeping? 

NOTE:  It is highly recommended that 3rd floor unit owners attempt to secure the items left on their decks.  A few minutes now could prevent a chair or other piece of furniture from becoming a projectile during one of OC’s Fall or Winter storms. 

Maintenance & Grounds Report

  1. Fall Painting:

We had some step repair and welding done in late Spring.  This work, and the weather, caused a delay in some of the Spring painting projects.  This Fall, after Labor Day, the painting will be completed.  Stairways may be closed for a brief time to allow the material to dry/cure.  Your cooperation will be appreciated.

  1. Third Floor Hallways:

Each Spring, in all three hallways, the wallpaper is inspected for tears and repaired, the carpeting  is cleaned, the exterior doors are painted and individual unit doors are cleaned.  Again this Summer, the Board has received several complaints about the condition of the Belmont Hallway.  The carpeting was so soiled from spills, garbage and vomit that we had it cleaned again in mid-August. Several doorways also show evidence of misuse from youthful renters.  We urge all Belmont Third Floor owners to help in our efforts to keep the place looking nice.  Contact the police and/or your building rep as needed.

  1. Belmont “bugs”:

In late July the Board received requests for assistance from unit owners/tenants on the 3rd floor of the Belmont within an ongoing problem with bed bugs.  These units had been treated individually  but the problem persisted.  We then consulted with Home Paramount, the pest control company that does work for the association.  Their recommendation was that the impacted units and all those that physically border them be treated in an effort to isolate the problem.  This project was competed on August 4th with the cost being shared by the unit owners and the association.  Members of the Board were on-site to open and later secure each unit.  The project took the entire day.  This effort created a major inconvenience for all involved and their cooperation is greatly appreciated.  In all, 9 units have been treated, most as a preventative, and the technician reported that he only found evidence of the bugs in two units. Hopefully, our efforts will help to resolve this problem.  However, the Board will continue to monitor this situation.

  1. Hot Water Heater and/or Main Water Valve Replacement

The original hot water tanks have outlived their life expectancy.  Over the past several years the Board has helped to coordinate a replacement project to prevent damage to our buildingsMembers of the Board will help to coordinate another “group” replacement project early next Spring.  Future newsletters will give you the cost breakdown and a contact person.  It is preferred that you be at JBC when the work is being done.  If possible, the work will be scheduled for a Friday or Monday.   Also, if you have recently had any of this work done on your own please let us know so that we can update our database.

  1. Washing Machine Alert:

Over the years, the solenoid valves in the original washing machines have failed in such a way that water enters the machine, overflows and does damage to your unit and those below you. 
To minimize water issues from washing machine failure you should do the following when the unit is not being used:

  • Turn off the electric to the machine.
  • Turn OFF the Hot and Cold Water valves at the machine.
  • Make sure valves are not leaking and will shut off-----replace if they don't.
  • Turn the Water OFF at the Main Valve
  • Replace rubber hoses with metal ones. [ A recommendation by our Insurance Carrier.]
  1. Dryer Vents

Now is a good time to take a few minutes to clean out the Dryer Vent line of any lint that may have accumulated during the Summer months.  Vacuum or clean out the filter area inside your dryer.  Unhook the vent hose to get at the lint / sand that may have collected.  Check the outside vent fixture and clean out any lint that may have accumulated here.  And, you can also “blow out” the vent line using a leaf blower.  This will be a few minutes well-spent helping the dryer to work more efficiently and safely.

Owner’s Meeting / Picnic

The next regularly scheduled meeting for all unit owners will be the Annual Picnic Meeting held during Sunfest Weekend – September 18th  – 21st.  The meeting will be at 1:00 PM on Saturday September 20th .  We will meet on the parking lot adjacent to the pool (near the bike rack). 

The raindate is September 21st  at 11:00 AM

You will be updated on the status of the Association, informed of future projects planned for next year and other proposals that are being considered for the future.  The Meeting should take about one hour with the Picnic following immediately.  The Association will provide hot dogs, hamburgers, drinks, condiments, etc.  Please bring a salad, your favorite covered dish or dessert to add to our menu.  Also, don’t forget to bring chairs!  If you have a folding table and/or an easy-up tent canopy please let us know by checking off the spaces below.

               Attention Full Time Tenants / Owners and  Seasonal Tenants

The Board of Directors maintains a Tenant Registry for all units that have full-time or seasonal tenants.  Since they are the ones living at JBC, we think it would be nice to let them know what is happening around them.  This will enable us to contact tenants when there are water problems/shutoffs, scheduled maintenance projects, etc.

Winter “Heat Checks”

Each Winter, usually in early December, January, February and March, members of the Board of Directors attempt to enter every unit to verify that the heat is on and set as defined in the by-laws.  This policy has helped to prevent some serious water damage problems caused by “bad” thermostats and freezing pipes.  The exact dates for this year’s checks will be established at the September Board Meeting and will then be announced at the Owner’s Meeting [and posted on the Bulletin Board].  As in the past, signs will be posted throughout the property 24 hours prior to each of the “Heat Checks”.  If the unit is occupied during the “Heat Check” please leave a note on the door and the Board will not bother you or your tenant.

Also, please remember that if you decide to change your locks you will need to provide a new set of keys to the Board.  Keys should be given to Joy Peet [address listed below with Tenant Info.

As a reminder, these keys are kept locked in a safe and are used for Heat Checks and emergencies only.  Sorry, but the keys are NOT available for lock-out, lost, or forgotten key situations.
