Owner’s Meeting /  Election Results

The Annual Meeting of the Association was held on May 8th at the Northside Park Community Hall.  We began by welcoming new owners and saying a public thank you to a few who have gone above and beyond to help make Jockey Beach look nicer.   The business portion of the meeting included a complete Financial Report from, our accountant, Scott Judge, a Buildings & Grounds status report, a Spring/Summer update, and the election of three members to the Board of Directors.  Jeff Grimes, Lee Cook and Harry Abelitis were re-elected for new three-year terms.

Owners were also informed that the three units that went to foreclosure over the winter months have all been sold.  Also, the Association has had to refer a few additional owners to our attorneys for the collection of past-due condominium fees.  The Board will continue to actively attempt to obtain any and all past-due payments.

That afternoon approximately 50 of your neighbors donated their time to scrub walls, make some minor repairs, plant bushes, spread mulch and weed and clean up the landscaping.  Thanks to all who assisted ! The “Work Party” concluded with pizza and refreshments for all who volunteered.

An updated Board Directory and Board Responsibility summary is enclosed.  This also can be found on our website.  Please keep this handy so that you will know which individual to contact when/if the need arises. 

Insurance Certificates and Information

The “new” Insurance Certificates showing Master Policy coverage for June,’10 to June ‘11 have been sent to your mortgage holders.  Copies of this will be mailed to all owners for your reference.  Keep this handy in case your mortgage company “loses” the one sent to them by our insurance carrier.

Now is also a good time to double-check and make sure that your individual homeowner’s policy includes a $5000.00 Loss Assessment [most policies automatically include $1000 in coverage].  The additional coverage is relatively inexpensive and will protect you for any damage claim caused by your unit up to $5000.00 – the limit allowed by Maryland law.

The phone number for 1st Choice, the pool management company, is posted on the bulletin board on the wall of the pool building.  Lee Cook is the Board Liaison with 1st Choice.

IMPORTANT REMINDERS

*Water OFF – Water Heater TOO!:  When not using your unit for an extended period of time it is always a good idea to TURN THE WATER OFF AT THE MAIN VALVE.  This will help to prevent a more serious problem if a leak occurs.  When turning off the water you should also ALWAYS TURN OFF THE BREAKER FOR THE HOT WATER HEATER.  Failure to do so could cause the hot water heater to fail and cause a leak and damage your unit and possibly several others.
*Furnace and [AC] FiltersClean your furnace and change the filter.  The dust/lint on the coils of the furnace can cause clogs in the condensation line and lead to damage to your unit and others.
*Dryer Vents:  Take a few minutes to clean out the Dryer Vent line.  Vacuum or clean out the filter area inside your dryer.  Unhook the vent hose to get at the lint/sand that may have collected.  Check the outside fixture and clean out any lint that may have accumulated there. 
*Spring Plumbing Inspection.  We urge all owners to conduct a Spring plumbing assessment.  This is especially a good idea if you plan to rent your unit for the Summer or have a full-time tenant, Be sure to look at:
            Bathroom: Make sure caulk is good around the spigots, drain, and grab bar in the tub; check to make sure tub and sink spigots are not leaking; check inside of toilet to make sure flapper valve and mechanism are in good conditions and that there are no leaks around the wax seal of toilet.
            Kitchen: Make sure spigot is not leaking; the drain in the sink is not clogged and not leaking; and that the garbage disposal is functioning; pull stove and make sure there are no leaks from the hot water heater; make sure the dishwasher works and does not leak when it is running; check main water valve to see if it will shut-off in event of plumbing issue.
            Washing Machine: Make sure valves are not leaking and will shut off-----replace if needed.  Our insurance carrier recommends that the all washing machine hoses be replaced with metal ones.

Finally, leave instructions for renters concerning the plumbing: What to do in event of plumbing issue, especially to call realtor or owner right away if they have any plumbing issue and how to shutoff water and electric to units if an issue.  Urge them to keep the shower curtain inside the tub----we have several leaks in third floor hallway each year because of this simple mistake.

We ask you to do this as we have had water damage claims from the renters or tenants ignoring plumbing issues.  In all cases, a call to the realtor or just shutting the water off, could have avoided or reduced the severity of the damage. 
 

Noise Problems?

Please remember that Ocean City has a Noise Ordinance to attempt to control the amount of noise [volume of music] that comes from any residence.  Violators can be fined and/or evicted.

If you have a persistent noisy neighbor, do not hesitate to call the police. Also, please inform your Building Representative with details of the unit number, time and type of complaint, etc.  The Board does keep a log of “problem units” and will take steps to help to alleviate the problems [noise and otherwise] created by this unit.

Curb that Pet ! ! !

As always, PLEASE try to control your pets.  We have installed dog walking areas at both the East and West ends of the property so that you have a place for your pet to “do their business”.  Please clean up behind them.  When “accidents” do occur on the grassy area or sidewalks please clean it up immediately.  Too many people can be inconvenienced by one unthinking pet owner!  AND…renters are not allowed to have pets with them while at Jockey Beach!  If it is discovered that renters have pets while staying on the property the Association will take steps to evict the tenant and fine the owner. 

If you use a rental agency for your unit, be sure to inform them of this policy.

NO “Butts” About It

Cigarette Butt collectors have been placed at the entrances to the buildings between the Belmont and the Derby and between the Derby and the Preakness and also in the pool area.

Please note that it is always illegal to throw cigarette butts off of the 3rd floor balconies.  This can cause damage to autos, boats and condo property.

Boat Slips and Trailer Parking

The parking lot is marked to accommodate boat trailers in the three rows in the extreme northwest corner of the lot.  The spaces are identified by angled, yellow-striped lines and signage to identify the limits of trailer parking.  These spots are for trailer parking only.

The lot has been marked to fit trailer size:

  • Row 1:  [the section by the west fence] 5 spaces for large double-axle trailers
  • Row 2:  [opposite side of the west section of the lot] 6 spaces for medium trailers
  • Row 3:  [west side of the next section] 7 spaces for small and jet ski trailers

Anyone using this area MUST register their trailer with the Association.  Registration forms are kept in the “mailbox” on a post adjacent to the boat trailer parking area.  Complete the form and return it to the mailbox.  Trailers will be checked on a regular basis and those not registered will be towed.
